A 1911 Townsite With Sewer Pipe to Match
Van Nuys was laid out in 1911 by the Los Angeles Suburban Homes Company and named for Isaac Newton Van Nuys, whose wheat ranch once covered much of the southern Valley. Lots were sold before there was a town, on the promise of the Pacific Electric Red Car line that ran up Van Nuys Boulevard. The community was annexed to the City of Los Angeles in 1915, and that annexation date is the single most useful fact on this page: it brought municipal water and municipal sewers to Van Nuys decades before most Valley neighborhoods got either.
The head start is why Van Nuys carries the oldest continuously used sewer infrastructure in the Valley. Streets around the Civic Center — Sylvan, Delano, Friar, the blocks flanking Van Nuys Boulevard between Victory and Sherman Way — were sewered while Woodrow Wilson was in office. The commercial corridor above ground has been rebuilt four or five times since. A great deal of what runs beneath it has not.
Development then arrived in waves rather than as one tidy tract. Craftsman and Spanish bungalows filled in through the 1920s. Defense work around Metropolitan Airport, opened in 1928 and known today as Van Nuys Airport, pulled in wartime housing. The General Motors assembly plant operated from 1947 until 1992 on the site where The Plant shopping center now stands, and the tract houses built for its workforce spread east and north. Then came the apartment boom of the 1960s and 1970s. Six ZIP codes, 91401 through 91411, cover the result. Nowhere else in the Valley will you find that many construction eras stacked into the same drainage basin.
Clay, Cast Iron and Orangeburg: Reading a Van Nuys Address by Build Year
Before we price anything we want to know when the structure went up, because in this neighborhood the build year predicts the pipe material more reliably than any other single fact. Four rough eras cover nearly every Van Nuys property we visit.
Built before about 1940
Vitrified clay to the street, laid in short bell-and-spigot sections with hub joints packed with oakum and mortar or poured lead. The clay itself is chemically indestructible and we regularly camera hundred-year-old barrel that looks fine. The joints are the problem: there is one every two to three feet, and every one of them is a doorway for roots. Inside the building, the drain and vent stack is usually cast iron of the same vintage.
Roughly 1940 through 1960
Still clay from the foundation out to the main, with cast iron under the slab and through the crawlspace. That cast iron is now sixty-five to eighty-five years old and it fails from the inside out: the bottom third of the pipe scales, then channels, then rots through entirely while the top of the pipe still looks solid on camera.
Roughly 1948 through 1972
This is the Orangeburg window. Bituminized fiber conduit — tar-impregnated wood pulp, essentially — was cheap and available when steel and clay were rationed, and Valley builders used a lot of it. It does not crack, it deflects. The round bore squashes into an oval, the layers delaminate, and eventually the pipe folds flat. Van Nuys has one of the heaviest concentrations of it in the Valley. There is no lasting repair for Orangeburg; it gets replaced.
1970s and later
ABS and PVC, glued joints, far fewer entry points for roots. When these lines fail in Van Nuys it is almost always because a belly was built into the run or the sandy ground beneath it settled, so waste sits in a low spot and solids accumulate there.
Matching the fix to the pipe
Clay that is still round and correctly aligned is an excellent candidate for cured-in-place lining: the roots come out by jetting, the liner goes in through an existing cleanout, and every one of those leaking hub joints disappears behind a seamless new wall. Collapsed Orangeburg and badly offset clay need pipe bursting instead, which pulls a new HDPE line along the old path. A single failed joint at the property line is often a two-hour open-cut spot repair and nothing more.

Dingbat Apartments, Storefronts and the Laterals They Share
Van Nuys has one of the densest concentrations of two-story apartment buildings over tuck-under parking anywhere in Los Angeles — the postwar building type locals call the dingbat. Kester Avenue, Hazeltine Avenue, Cedros Avenue, Tyrone Avenue and the side streets off Sepulveda Boulevard are full of them. They were built fast between about 1955 and 1970, and they share a plumbing weakness: eight to sixteen units, sometimes more, drain into one four-inch or six-inch lateral that was sized and installed with a single household in mind.
Mixed-use blocks along Sherman Way, Victory Boulevard and Vanowen Street compound this. A ground-floor taqueria or coffee shop frequently shares a building lateral with the apartments above it, which means a kitchen producing restaurant volumes of grease is feeding the same pipe as a dozen residential bathrooms. That combination is behind a large share of the emergency calls we run in the 91405 and 91411 ZIPs.
Buried cleanouts under carport asphalt
On a dingbat the property-line cleanout is often paved over in the tuck-under parking area. Locating it costs time on an emergency call. If you own one of these buildings, have us find and raise the cleanout on a scheduled visit so the next backup is a thirty-minute job instead of a three-hour one.
One lateral, sixteen tenants
Multi-unit laterals never get a rest period, so grease and solids never drain down and dry out. We put these buildings on scheduled hydrojetting rather than waiting for the backup that displaces tenants.
Wipe ropes in older four-inch pipe
Wipes marketed as flushable braid together and snag on the first rough clay joint. In a building with shared drainage they form a plug that a cable will punch a hole through but not remove. Jetting is what actually clears them.
Grease and Industrial Loading on the Boulevard Mains
The restaurant density along Van Nuys Boulevard, Sherman Way and Victory Boulevard puts a serious fats, oils and grease load into public mains that also serve residential streets downstream. Grease leaves a commercial kitchen warm and liquid, then cools and plates itself onto the crown and walls of the sewer a few hundred feet away, in front of somebody's house. Residents on those blocks sometimes get repeat backups that have nothing to do with their own pipe.
For the food-service side we handle grease interceptor service and scheduled jetting of kitchen waste lines on whatever cadence the operation actually needs — a busy Van Nuys Boulevard kitchen may need quarterly attention where a small cafe does fine annually. The industrial pockets near Raymer Street, Saticoy Street and the streets around Van Nuys Airport bring a different mix: truck shops, fabricators and finishing operations whose floor drains and clarifiers carry solids that settle and harden in the line. Both get the same approach, which is jetting to bare pipe wall and a camera pass afterward to prove the line is actually clean.
Sandy Soil, Ficus Roots, and Why Van Nuys Joints Fail
Van Nuys sits on flat Valley-floor alluvium — sandy loam over deeper sand and gravel washed down over millennia from the Santa Susana and Verdugo drainages. That soil is forgiving in one way and merciless in another. It does not shrink and swell the way heavy clay soils do, so we see far fewer soil-movement fractures here than on hillside properties south of Ventura Boulevard. But when a joint starts weeping, sandy soil migrates into the pipe and washes downstream, leaving a void under the line. The pipe loses its bedding, sags into that void, and a belly forms. Bellies are the reason a line that camera-inspects as intact clay still backs up twice a year.
Then there are the trees. Older Van Nuys parkways are planted heavily with ficus, along with Chinese elm, camphor and Mexican fan palm. Parkway ficus is the worst offender for sewer intrusion in this part of the Valley: shallow, aggressive, opportunistic roots that find the moisture and warmth escaping a clay hub joint and thread into it as hair, then thicken into a mass that fills the bore. Cabling shears that mass off and buys you a season. Jetting with a root-cutting nozzle buys you longer. Lining or replacing the jointed run is what ends it, because roots cannot enter a pipe that has no joints.

Laterals almost never fail without notice. On century-old clay the notice period runs for months. These are the signals worth a camera inspection before they turn into a Saturday night emergency:
- Two or more fixtures slowing at once — a single slow sink is a fixture problem, but a slow tub plus a sluggish toilet points at the main line
- The toilet burping when the washing machine drains — the machine dumps faster than a restricted line can carry, and displaced air comes back through the trap
- Water surfacing at the property-line cleanout after heavy fixture use, which means the blockage is downstream of the house
- A soft, dark, sunken strip of lawn or parkway tracing the path of the pipe, often greener than the grass beside it
- Sewer odor in the yard or a downstairs bathroom that comes and goes with the weather
- A backup history that repeats on a schedule — every autumn, or every few months, which is the fingerprint of roots or a belly rather than a one-time obstruction
For older Van Nuys homes we also recommend a camera pass before any driveway replacement, hardscape project or room addition. Finding a failing lateral after the new concrete is poured is an expensive way to learn what was underneath it.

My Van Nuys house is from the 1920s. Does the sewer line automatically need replacing?
No. Vitrified clay from that era is often still structurally sound; what fails is the joint every two to three feet, where roots get in. If the barrel is round and the alignment is good, cured-in-place lining seals all of those joints without replacing the pipe. If the camera shows crushed sections, severe offsets or a belly holding water, then replacement is the honest answer. We decide from the video, not from the build year.
Who owns the sewer line between my Van Nuys house and the street main?
In the City of Los Angeles the property owner is responsible for the house connection sewer, which runs from the building all the way to the point where it meets the public main. That includes the portion under the parkway and street. The city maintains the public main itself. This is why a backup that clears at the city main is still your pipe and your repair.
Can you clear a main line stoppage in Van Nuys the same day?

Does trenchless work mean nothing gets dug up on my Van Nuys lot?
It means far less digging, not zero. Lining usually needs only an existing cleanout or one small access pit. Pipe bursting needs a pit at each end of the run, typically one near the house and one near the property line. Driveways, walkways, mature trees and hardscape in between stay untouched, which on a small Van Nuys lot is usually the whole point.
Should I get a sewer camera inspection before buying a Van Nuys property?
Yes, and we would say so even if we did not sell the service. Van Nuys has clay laterals approaching a hundred years old and a heavy concentration of Orangeburg pipe from the postwar decades, and neither shows up in a standard home inspection. An hour of camera work tells you the material, the depth, the defects and whether you are looking at a future five-figure replacement.
