Malibu is the one place on our service map where the first question is not what is wrong with the sewer line. It is whether there is a sewer at all. Across most of the city there is not. Malibu incorporated in 1991 and runs roughly twenty-one miles of coastline along Pacific Coast Highway, and the great majority of that length has never had a municipal collection system under it. Homes here dispose of wastewater on their own property through septic tanks and onsite wastewater treatment systems.

Septic, Not Sewer: The Fact That Governs Everything Here
Onsite wastewater treatment systems, or OWTS, are the norm in Malibu. In the common arrangement a building sewer leaves the house, runs to a buried septic tank, and effluent leaving that tank disperses underground through a leach field or seepage pits. Rebuilt properties often have engineered systems instead: multiple chambers, effluent filters, pumps, sand filters or packaged treatment units.
The City of Malibu reviews and permits these systems through its Environmental Sustainability department, and the Los Angeles Regional Water Quality Control Board sets the water quality framework behind them. It is a different regulatory world from the sewer permit path a few miles east.
What does not change is the pipe. Whether the run ends at a septic tank or at a public main, the building sewer between your house and that endpoint is ordinary buried drainage. It clogs, it roots, it bellies, it offsets, it cracks, and it collapses, in exactly the ways buried pipe does everywhere. That pipe is our work.
Exactly What We Touch on a Septic Property, and What We Do Not
We do: video-inspect the building sewer from the house to the tank inlet or the municipal connection; locate and depth it from the surface; clear blockages by rooter and cable; hydrojet roots, grease and settled solids; repair or replace collapsed, offset, cracked and bellied sections; replace clay, cast iron and Orangeburg building sewers; install and correct cleanouts; excavate and repair underground pipe; and write pre-purchase inspection reports for buyers in escrow.
We do not: pump septic tanks. We do not clean, repair, replace, abandon or certify tanks. We do not work on leach fields, seepage pits, distribution boxes, effluent filters, effluent or grinder pumps, sand filters or advanced treatment units. We do not perform percolation testing and we do not design or permit OWTS. That work belongs to a licensed septic pumper and an OWTS contractor, and if that is what your property needs we will tell you so on the spot rather than sell you a cabling job that cannot fix it.
That boundary has a practical side. Jetting a line that terminates at a septic tank has to be done with volume in mind, because thousands of gallons pushed into a tank drives solids toward a dispersal field never meant to receive them. And when the camera shows a clean, correctly graded building sewer and the house still backs up, the honest answer is that the fault is downstream of us — a full tank or a failing field — and you need a pumper, not another rooter visit.
The Civic Center Exception: Where Malibu Does Have a Central System
There is one significant carve-out. After the Regional Water Quality Control Board moved in 2009 to prohibit onsite wastewater disposal in the Malibu Civic Center area, the City built a centralized collection and treatment project serving that commercial core — the Civic Center around Cross Creek Road and Civic Center Way, with later phases reaching toward Malibu Colony, Malibu Road and Serra Retreat.
Inside that service area you have a conventional lateral to a public main and the work looks like sewer work anywhere else. Anywhere else in Malibu — Point Dume, Zuma, Trancas, Malibu Park, Big Rock, Las Flores, the canyons — assume septic until proven otherwise. Permit records or a camera run will confirm which; plenty of owners genuinely do not know.
Twenty-One Miles of Coast and Four Eras of Buried Pipe
The land was Rancho Topanga Malibu Sequit, held and famously defended by the Rindge family, which is why Malibu urbanized so late. Roosevelt Highway — now PCH — was pushed through in 1929, opening the coast to building, and the Malibu Colony was already leasing lots to Hollywood tenants. Pre-war and early post-war houses, where original drainage survives, run vitrified clay to the tank with cast iron under the slab.
The 1950s and 1960s brought tract development on the marine terraces, most visibly at Point Dume along Birdview, Cliffside, Wildlife and Grayfox, and later Malibu Park and Malibu West behind Zuma and Trancas. That window overlaps the national use of tar-impregnated fiber conduit, and Orangeburg does turn up on Malibu properties of that vintage. It flattens under load, and once it has lost its round section there is nothing left to work with.
From the 1970s onward, and on every rebuild since, the material is ABS or PVC. Better pipe, but going into steep, rocky, moving ground and joined to systems that have to be pumped, filtered and monitored. Newer does not mean trouble-free; it means failures move from material decay to grade, bedding and connections.
Long runs over shallow bedrock
Malibu lots are large, steep and often narrow to the road, so a building sewer of a hundred to three hundred feet is unremarkable. Soil is thin over Monterey and Modelo shale or Topanga Group sandstone, so the line sits shallow, sometimes in rock cut, exposed to vehicle and equipment loads a deeper line would never feel.
Terrain also puts the far end well beyond light cable equipment. A camera survey with surface locating is the only way to know where you are on a lot like this.
Salt, Sand and Ground That Keeps Moving
The coast is hard on buried metal. Salt air corrodes ferrous cleanout covers, risers and exposed fittings, and beach-front properties on Carbon Beach, Malibu Road and Broad Beach have lines sitting in saturated sand that rises and falls with the tide. A crack down there admits brackish water and fine sand, and the sand hardens into a bar in any low spot. Hydrogen sulfide off the septic side thins cast iron from the invert up while the crown still looks intact.
Above PCH the problem is movement rather than corrosion. Malibu has well-documented slide areas including Big Rock Mesa, Rambla Pacifico, Las Flores and Puerco Canyon, and jointed pipe in creeping ground does not stretch, it steps apart. Cabling a line the hillside has displaced accomplishes nothing at all.
Rebuilt and Rebuilding: Fire-Affected Property
The 2018 Woolsey Fire and the January 2025 Palisades Fire, which burned into eastern Malibu around Las Flores, Big Rock and Carbon Beach, left many parcels rebuilt or still rebuilding.
Buried pipe generally survives a fire. What damages it is the debris removal afterward, when tracked excavators and grapple trucks work over a shallow building sewer that may be two feet down on rock. Risers and cleanouts at the slab edge melt or deform, and open cleanouts take in ash and fines that set up like grout in a low spot. The tank and dispersal field carry their own City requirements, handled by an OWTS contractor. Our part is the line: camera it, locate it and document it while the lot is open, because doing it later means opening finished hardscape on a hillside.
What Actually Fails on Malibu Property
Root intrusion in long canyon runs
Coast live oak, sycamore, eucalyptus and pepper trees will follow any weeping joint. On a two-hundred-foot line the mat is usually well past where a homeowner-grade cable can reach.
Offset joints from slope creep
Bands of joints stepped one way at one depth. A soil problem, not a blockage, and the answer is a seamless replacement line with no joints for the hillside to work on.
Bellies on regraded and filled pads
Pads cut and filled into the hillside keep settling. The line sags at the transition and holds standing water that refills with solids after every cleaning.
Deformed Orangeburg on 1950s and 1960s lots
Tar-impregnated fiber conduit loses its round section under load. Once it has flattened there is nothing left to clean or line, and the run has to come out.
Sand and groundwater on beach-front lines
Laterals below the tidal water table take on brackish water and fine sand through cracks. The sand settles and hardens into a bar the cable simply punches a hole through.
Crushing from construction and debris traffic
Shallow pipe over rock, plus heavy equipment during rebuilds, deliveries and grading. Common on fire-rebuild parcels and easy to miss until the house is occupied.
Reading the Symptoms When You Are on Septic
Diagnosis works differently here than on a city sewer, and the distinction is worth knowing before you call anyone:
- One fixture slow, everything else fine — a branch problem inside the house, upstream of the building sewer
- The lowest fixture in the house surcharges first while upper fixtures gurgle — the main building sewer is restricted, which is squarely our work
- Everything slows gradually over weeks — often the tank or dispersal field rather than the line, and a camera settles it in one visit
- Backups that worsen after heavy rain — infiltration into a cracked line, or a saturated dispersal field. Two very different bills
- Wet ground, ponding or unusually green growth over the tank or field — a dispersal field problem, not a line problem, and it needs an OWTS contractor
- A depression along the run between house and tank — soil migrating into a broken pipe, which on a slope undermines a driveway fast
- Sewer odor at a side yard or an old capped stub — often an abandoned line or an unsealed former connection

The Drive: Malibu Canyon, Kanan or PCH
This is the longest run we make and we are not going to dress it up. From 8635 Yolanda Avenue a crew takes the 101 west and drops over the mountains on Las Virgenes and Malibu Canyon Road, uses Kanan Dume Road for anything west of Point Dume, or comes up PCH from Santa Monica for the eastern end. Fifty-five minutes on a clear early morning; ninety or more on a summer weekend, and longer whenever PCH is restricted by a slide or a collision. We would rather give you a wide honest window than a comfortable number we cannot hold. Open seven days, 6am to 6pm, emergency line after hours.
Malibu Questions We Get Constantly
Is my Malibu house on a sewer or on septic?
Statistically, septic. Most of Malibu has never had a municipal collection system, and homes dispose of wastewater on their own property through a tank and a leach field or seepage pits. The exception is the Civic Center service area created after the Regional Water Quality Control Board acted in 2009 to end onsite disposal there, with later phases reaching toward Malibu Colony, Malibu Road and Serra Retreat. Anywhere else, assume septic unless permit records say otherwise.
Do you pump septic tanks or repair leach fields?
No, and we want to be very clear about it. Our work is the building sewer, meaning the pipe from the house to the tank inlet or to the public main. We camera it, locate it, rooter and jet it, and repair or replace failed sections. We do not pump, clean, repair, replace or certify tanks, and we do not touch leach fields, seepage pits, distribution boxes, effluent filters, pumps or advanced treatment units. Those belong to a licensed septic pumper or an OWTS contractor, and we will say so rather than sell you a cabling job.
Every drain in the house has gotten slow at the same time. Is that the line or the tank?
A gradual slowdown everywhere over weeks, rather than a sudden stoppage, points downstream more often than not. A blocked building sewer usually shows itself at the lowest fixture, fast, with gurgling above it. A tank loaded with solids or a dispersal field that has stopped accepting effluent backs the whole house up slowly and evenly. One camera run settles it, because if the line is clear and correctly graded end to end, the fault is past our scope.
Is it safe to hydrojet a line that drains to a septic tank?
Yes, when it is done with the system in mind. The risk is volume. Thousands of gallons pushed into a tank stirs settled solids and can carry them toward a dispersal field never designed to receive them, turning a cheap cleaning into an expensive field problem. We size the work to the system and keep tank condition in the conversation. Anyone jetting a Malibu septic lateral exactly as they would a line to a city main is not paying attention.
We are buying on Point Dume. What should an inspection of the line cover?
Everything between the house and the tank inlet. These runs are often well over a hundred feet, shallow over rock and crossing a driveway, so the costly defects sit at the far end where a quick look never reaches. Ask for continuous video of the whole run, the material identified, any flattened, stepped or standing-water sections called out, and a marked depth at the surface for anything that needs work. Have the tank and dispersal field evaluated separately by an OWTS specialist. Two inspections, and you want both.
How long does it take you to reach Malibu from Northridge?
Realistically fifty five minutes to ninety minutes, sometimes more. We run the 101 west and drop over on Las Virgenes and Malibu Canyon Road, take Kanan Dume Road for anything west of Point Dume, or come up PCH for the eastern end. Summer weekends are slow and PCH closures for slides or collisions can change the route entirely. We keep no office in Malibu and will not pretend we are around the corner. What arrives is a stocked truck, seven days a week.
